Hut 8 Turns Bitcoin Collateral Into Infrastructure Financing for AI Data Centers

Hut 8 is moving deeper into AI infrastructure than most of its Bitcoin mining peers, using a mix of power access, long-term leases, project debt, and BTC-backed liquidity to fund the transition.
The company reported $16.8 billion in triple-net, take-or-pay contracted lease revenue across two hyperscale AI campuses. Separately, it refinanced a $200 million Bitcoin-backed credit facility with FalconX, cutting the fixed rate from 9.0% to 7.0% and freeing roughly 3,300 BTC from collateral.
The strategy positions Hut 8 less as a pure miner and more as an infrastructure landlord. It’s converting megawatts and lease commitments into a business model that depends less on mining revenue alone. The River Bend campus, backed by Google, adds 245 MW and $7 billion in base-term value, while Beacon Point contributes 352 MW and $9.8 billion.
But execution remains the open question. Both campuses must deliver on time and on budget. If AI cash flows arrive as scheduled, the Bitcoin collateral becomes bridge capital—a temporary financing tool that Hut 8 can eventually move away from. If delivery slips or markets tighten, that same collateral keeps the company tied to Bitcoin volatility.
The FalconX refinancing includes a no-rehypothecation covenant and fixed loan-to-value thresholds, reducing some risk. Still, Bitcoin’s price swings—currently near $75,782, down roughly 40% from its all-time high—mean the borrowing value remains uncertain.
Hut 8 also closed $3.25 billion in non-recourse, investment-grade notes for River Bend, showing project-level debt can fund growth without relying solely on equity or coin sales. The test is whether operational delivery matches the financial structure. If it does, Hut 8’s pivot will look like a smart use of Bitcoin as transitional capital. If not, the strategy stays tied to the same asset it aimed to escape.
